Responsibilities:
- Market Research
Identify markets with demand for new self-storage facilities.
Analyze population density, income levels, and demographics.
Study competition within a 3-mile radius of potential sites.
- Zoning and Development Criteria
Research local zoning regulations.
Determine FAR (Floor Area Ratio), height limits, and parking requirements.
Compile municipality or city planning documents as needed.
- Supply Analysis
Evaluate the quantity and quality of existing self-storage supply in target areas.
Assess facility age, unit types, and occupancy trends.
Broker Outreach & Deal Sourcing:
Contact and build relationships with commercial real estate brokers.
Identify and pursue off-market land or redevelopment opportunities.
- Ideal VA Skillset
Strong research and analytical abilities.
Experience in real estate market analysis (preferably commercial or self-storage).
Familiarity with zoning terms and development metrics (FAR, setbacks, etc.).
Excellent written and verbal communication skills (for broker outreach).
Comfortable using tools like Google Earth, LoopNet, CoStar, Radius (if access is provided), and spreadsheets.
